"Are you in a “happy place”? ~Sounds like a funny question, but in the most recent “State of American Well-Being” report, the Gallup-Heathways ‘Well-Being Index’ measured Americans perceptions of happiness! Both physical and emotional health, as well as healthy behaviors, work environment, social and community factors, financial security, and access to necessities such as food, shelter and health care came into play when determining what American cities could be deemed "happy"! *Gallup conducted 500 telephone interviews every day throughout 2013 nationwide. Guess who turned up in the Top Ten? That’s right, Naples ranks number 7 for ‘happiness’ out of all American cities! Topping the list was Provo, Utah at number one, and rounding out the top 10 is Lincoln, Nebraska. Naples was the only town in Florida to make the top 15 list! Closed Sales Up...AGAIN!

Closed Home Sales Up 22% in Third Quarter for 2013


There are three key real estate market indicators that help determine how a community is performing when compared to the same time period of previous years. Those are: 1.) The number of closed sales, 2.) the amount of inventory, and 3.) the median home sale prices. ~According the The Naples Area Board of Realtors, in a report published October 17th, our local real estate market closed sale units is up 22% over the same period last year. Overall sales were 1,882 units in third quarter of 2012 compared to 2,290 units in the third quarter of 2013. Additionally, the median home price went from $190,000 in the 3rd quarter of 2012 to $235,000 in the 3rd quarter of 2013--that's a 24% increase! ~Although it is October, a time of year typically when many people begin to put their properties on the market in anticipation of the upcoming season, currently our inventory is down a remarkable 20% from 6,195 residential units to less than 5,000.  Higher demand + fewer properties has continued the upward pressure on pricing. Many sellers in the lower price points are getting discouraged if their homes or condos are not selling--I'd say they need to look to their real estate professional for counseling to determine 'why' their property isn't getting an offer--Could it be they are in direct competition with new construction? Many older homes are being directly affected by the new product coming out of the ground. In other cases, the market just hasn't caught up to their 'inflated' price, but with inventory down, many buyers will need to pay more than they would have a few years ago...The patient seller will have to weigh out the pros and cons of selling now vs. waiting to get their price...Appraisals are lagging behind, especially in the "under $300,000 price range where median home prices have increased 14% over the previous 12 months. 

Other trends identified in this report are as follows:

  • The overall average days on the market (DOM) decreased 18% in the third quarter of 2012 compared to the 3rd quarter of 2013.
  • Pending sales were up 8% year over year for that same time period.
  • Condo closed sales rose 31% third quarter 2013 compared to 3rd quarter 2012.
  • Naples coastal areas improved 14%, again comparing third quarter 2102 to 2013.
  • Overall closed sales in the $2 million+ category increased 45%, one of the largest gains noted.

The 2013 Economic Summit

I will be the first to admit that blogging has taken a back seat this season to customer service, as it should. WE HAVE BEEN BUSY!!!! As always, it is my intention to get the word out there about what is happening the in local real estate market...to talk about select vendors that we've had success with...to share rental opprtunities, news of new restaurants and fun places in town to recreate & relax...I've sat down on more than one occasion to share info about a great property, but honestly, no sooner did i begin to compose a post touting the fabulous features of a new listing when BAM! It's sold!

Our inventory in Naples has been dwindling since hitting its peak in 2008 at approximately 16,000 active listings. Todays' residential listings number less than 5,000 in the Naples MLS, and this low inventory has been one of our greatest obstacles of the 2013 season.  There's a lot more to the equation than just this, but this has indeed been our biggest challenge, as is with most of the agents we know. 

Chip and I recently attended The 2013 Economic Summit here in Naples at The Waldorf. Nearly 500 attendees were privy to the insight and opinions of some of the nation's leading economists as well as local experts. Here's a summary [I use that word loosely based on the length of this post] of what these experts shared with us that I would like to share with you. More details are available, and I hope to blog about this again in the near future...

Mayor John Sorey was first to speak.  One highlight of Mayor Sorey's speech worthy of mention is the fact that housing starts in the City of Naples for the year ending December 2011 was 80. One year later, in December 2012 housing starts in the City of Naples numbered 141! Next to the podium, John Tuscillo, Former Chief Economist to The National Association of Realtors. Mr. Tuscillo touched on many topics, but some of the highlights of his presentation are the following: He said the economy is better than is being perceived. Prices are increasing, employment is up, median home pricing has shown a 149% increase in the past 4 years nationwide--He told the audience that you can relate the real estate market to a country road, "There may be a few bumps in it, but for the most part it's pretty flat." He talked about the fact that the high percentage of cash sales could be a potential negative. Most cash activity is investor activity. Owners typically finance, do improvements and bring 'quality to the market'. Investors don't put down roots that owner occupants do--The mortgage to cash transactions need to be more balanced in order to sustain the recovery. John also spoke of the fact that Florida is doing better than the Nation as a whole, and he expects this to continue at least through the end of 2014. Overall he seemed pretty optimistic.
Next to address the crowd was the Senior Economist of Wells Fargo, Mark Vintner. He began his talk with this: "We are almost 4 years into the economic recovery yet there is still a considerable amount of uncertainty regarding sovereign debt issues in Europe, the federal budget deficit and the willingness of businesses and households to commit to major capital purchases." He believes it is the fiscal policy uncertainty in the US today that is responsible for the record low interest rates. He also shared his opinion on the importance of job creation to the recovery. Unemployment is 7.9%, but it really isn't down--there are actually fewer people actively looking for a job. Young men especially are dropping out of the job force. They lack skills to earn a decent living. The median income in the US = $50,000 and has not gone up in over 7 years! Rising stocks help bolster consumer spending at a time when real incomes have stayed the same. Other topics Mr. Vintner touched upon: The 2010 census added 3 new metropolitan areas to Florida. Florida job growth is still focused on leisure &  hospitality, health services and trades & utilities. Interestingly enough though, there are 10% less people working in Naples today than prior to the recession. One quote in particular that I liked, which I will paraphrase: 'Every decision you make equals the risk adjusted to the rate of return'...he said, think about ordering a steak vs. salmon. There are a lot of people ordering steak right now.

Next to the platform was Shelton Weeks from Florida Gulf Coast University. He reiterated Mark's primary focus of the unemployment rate being crucial to a continued recovery. He spoke about our airport: Southwest Florida International, arrivals and departures peak in February and March at 1.1 million each year. Lowest arrivals and departures are in September averaging about 350,000. March is always the #1 Tourist Tax Revenue months. In June 2012, Collier County single family home building permits peaked and he believes we will see an upward trend for the next 12 months. This has been on the rise slowly since 2010 and we saw 2007 levels reached in 2012. Collier County population projections were as follows: 2015=341,959, 2020=375,585, 2025=408,254, 2030=439,367, 2035=468,770 and 2040=497,001. Yes, we are a growing community, and I think that anyone wanting to earn a decent living and live in a beautiful area with natural beauty, good health care and excellent schools should consider getting into one of the fields addressed above, namely: health care, hospitality, construction or service related jobs. One last item...The housing market in SWFL is going through a healing process--Inflation is subdued, but expect inflationary pressures to build as US global economics pick up speed.

Popular local speaker and Naples Real Estate market expert, Cindy Carroll from Carroll & Carroll Appraisers, offered so much great information---enough to fill another 3 or 4 posts. She did however say a few things I want to repeat. Cindy began her presentation saying, "Naples is a very unique market--It's resilient when other areas are not." She spoke of the low inventories. The number of Naples MLS listings are down 14% over this same time period last year while prices are up 17%. She talked about something I cover often: A balanced market! A one year supply of inventory = a balanced market. ~Currently in Naples, across the board, we have less than a 7 month supply. You do need to be careful when using generic statistics however, because each neighborhood is specific!  High-end and low end are showing the most movement. She talked about Traditional sales vs. Short Sales and Foreclosures.  Now, 84% of our sales are traditional. 12 months ago that number was 75%. In 2011 only 62%. To give an example, there are currently 89 listings in Olde Naples, and only 1 is a short sale opportunity. Cindy gave this brief summary: "There will be continued upward pressure on property values in the resale market in price ranges of diminished inventory...The number of traditional sales will continue to increase....Short sales will be worked out with lenders as opposed to going into foreclosure...The list to sale price ratios will continue to tighten...Properly priced listings will move faster...There will be competition and multiple offers on more properties."

What's Going On In The Naples Real Estate Market?

Everyday people ask, "What's going on in the Naples Real Estate market"? This isn't a 'one size fits all' question. As always, each market segment, both geographically as well as price-point has its own set of rules and trends.

Earlier today I was showing condos along the beach. When they didn't like anything I had selected for them, they let me know they'd be patient and would wait for a short sale or a foreclosure. I think she had a hard time believing me when I told her that not only are there none now, there were very few along the beach even when the market was down. "Oh, I'll wait!"  Wait?  Educating buyers is part of the buying process. What she wants is nearly impossible: "We want to be on the beach with a great view, it must have 3 bathrooms, I want a doorman, pets must be allowed, in a newer building, I don't mind changing minor things like paint and flooring as long as the building is perfect and the view is spectacular...oh yes, and it must allow rentals....and I want all this for under $1  million dollars, but less would be better....yes, and I will wait for a desperate seller."  ~We had a great rapport, and I know she is going to trust me to find her the perfect Naples Condo, but my first job is to gently guide her through the process and educate her about the Naples Real Estate market. I asked her if she'd let me find her exactly what she is looking for and show it to her without telling her the price...That usually is an eye-opener. Typically that motivates the buyer to reprioritize and/or compromise...and in some cases, they decide to go up in price. 

Today's buyers don't understand the market...many are still making low offers, putting the seller in a hostile position. It really is our job, more than ever, to educate both parties to a transaction. We have a lot of factors weighing in against our professional opinion. The internet for one, and specifically sites like zillow, often give buyers a false evaluation of a property's true value. 

Seller's on the other hand, with all the talk about low inventories and prices going up, also need to be guided and educated. If a home or condo is not getting showings, it is probably price. If a home or condo IS getting showings but no offers, it is almost always price! Any good agent is simply trying to help a customer meet their housing objectives.

Buyers AND sellers need to find a real estate professional that they like and trust. Questions and Answers About the Luxury Market in Naples Florida

Luxury Magazine Interview

I was recently asked questions for an upcoming luxury magazine article and thought you might be interested in a sneak peak of my answers!


What has happened with sales in the upscale market in your area in 2012?

"Luxury buyers in Naples are taking advantage of the recessionary prices and     making purchases. There was definitely a 'pent up demand'--people watched the market closely and waited for prices to level off before making buying decisions. Both investors and end users have been active in this luxury market segment."


What is happening with prices and with inventories?

"Sales in the $1 million plus category in Naples are up approximately 10% in Naples in the past 12 months compared to the prior 12 month period. Inventories are down considerably which is driving up prices. I've been calling it the 'trickle up effect' for over a year now; as we run out of inventory in the lower price points, the new listings are testing the market at higher prices and due to the diminished inventory many sellers are getting their prices!"

What types of properties and locations have been in particular demand?

"Waterfront is hot hot hot! There are few places on earth which affords the quality lifestyle offered in Naples Florida where you can actually buy a 'livable' home on the water with gulf access for under $1 million dollars. Naples most exclusive boating community, Port Royal, has an average sale price presently of just under $7 million, but residences in this neighborhood can be as high as $20 million or greater. We are also seeing a demand all along the coast, both in single family homes as well as the gulf front condominiums where beach access is a crucial buying feature. Additionally, the community downtown known as 'Olde Naples' is always popular with folks looking for a more urban lifestyle--walking distance to world class shopping & restaurants, bistros, sidewalk cafes, the live theater, beautiful parks and of course, the beach! Recently one of my colleagues here in the Naples Coldwell Banker Previews office sold a home in Olde Naples directly on the beach for $16 million! Several of the high end golf course communities, which up until recently had a huge over supply, have now seen a more balanced market and sales again are brisk."

Where your buyers are coming from?

"As always, our buyers mainly hail from the midwest, however here in Southwest Florida the New York metropolitan area recently surpassed other US feeder markets with the highest number of incoming flights. We are also seeing a lot of buyers heading over the Naples from the east coats of Florida--buyers looking for an easier pace. Interestingly enough, we have also seen some potential California buyers coming to Naples! Without question Naples is well represented by the international buyer as well. Canada tops the list, primarily the greater Toronto area, but my partners and i have sold homes this year to buyers from the U.K., Germany and Scotland. One interesting tidbit, I track our website traffic and in the past 90 days Russia has been in the top 10 countries by page views. I don't remember Russia ever being in the top 20 before this year. Also, we are seeing web traffic on our blog from both India and China!"


Any insights you might have gained about why they are buying and why they choose Naples vs. other locations?

"People buy in Naples because of the amenities: Nearly 100 private golf courses, 10 miles of pristine beaches, excellent fishing, boating and unbelievable natural resources. Naples was recently coined 'The Best Small Art Town in America'--we have a Philharmonic Orchestra, and amazing museums and galleries plus live theater and internationally acclaimed art shows and festivals. There's a gourmet restaurant if you want to go out every night of the year and you wouldn't eat at the same one twice, and our world class shopping rivals Rodeo Drive. We also have great healthcare and hospitals. Overall, an incomparable quality of life. Also, I might add that the weather in Naples, because of the gulf stream, is typically 5-10 degrees warmer in the winter than our competition---"

How does the upscale market in your area compare to other Florida markets?

"Most people look at Naples as a 'bargain'--just look at the prices in other cities and compare! Naples is a 'class act'...we cater mostly to CEOs, business owners, corporate executives and Fortune 500--There's not a lot of "celebrity" going on here. People are drawn to Naples because it's low profile. It's still a small town with big city amenities."


Regarding next year, what do you anticipate for sales and for prices? Can you comment on any underlying dynamics that will contribute to a strong market in 2013? Are there any potential wildcards that might change the direction of the market?

"There is always a chance that the fiscal uncertainty in Washington could put a wrench in our recovery. As we have seen in the past, wealthy people don't really need to buy....and they are usually very conservative, especially with second and third home purchases, which is our predominant market. On the flip side, they could take their money out of other investments and buy real estate instead. I prefer that scenario, as I have always been an optimist."

Cindy came chock-full of good information and reliable market statistics. I would like to share some of the highlights of her talk, much of which is based on data derived from our local multiple listing system, and is a reflection of supply and demand.

One of the interesting points that Cindy made was to identify the 4 tiers of sellers in today's market:
  1. Short Sales
  2. Foreclosures
  3. Investor "flippers"
  4. Traditional transactions
It is relatively easy to extract whether a neighborhood is "in-balance" based on supply and demand. If the number of listings is equal to the number of sales in the last 12 months, it is a "balanced" market. In some cases, which I will discuss in this post, the absorption rate is less than a year. Any areas or price ranges, carrying 2 or more years of supply, are still experiencing downward pressure on pricing.

Another interesting point to consider is this: In Naples, approximately 60% of the closed sales are cash transactions. Cash buyers, especially with today's strict financing guidelines, allow our market to "move along". 

Here are a few neighborhood observations:
  • Aqualane Shores: was at the "top of the market" in February of 2005 with less than a 4 month supply of houses on the market. In April of 2007 there was a 3.5 year supply. Currently there is approximately an 18 month supply, which has been virtually unchanged in about 2 years. Presently 37 "actives", 5 homes under contract [pending], and 21 closed sales in the past 12 months.
  •  NA 06 [Old Naples]:  Presently there is only a 10 month supply of single family homes for sale in Old Naples. This area peaked in February of 2005 with a 5 month supply. In December of 2008 there was a 3.2 year supply. There was a "balance" market reported for the first time in approximately 4 years in September 2011.      
  • NA15, the area between US 41 and Goodlette Road, is "on fire"! Currently there are only 26 active listings...27 "pendings" and 92 closed sales in the past 12 months!
  • NA 05 [Coquina Sands, The Moorings and Park Shore]: In September 2005 there was a 6 month supply...In September of 2007 there was a 4 year supply! Today's inventory is only a 7 month supply! Great recovery!
  • Pelican Bay is one of the least variable neighborhoods. It never really got "over-supplied", and never had the short sales and foreclosure numbers of other communities. In September of 2009 there was a 2.5 year supply, but the market has been balanced for awhile and presently there are 34 active single family homes, 13 under contract and 31 closings in the past 12 months.
  • Royal Harbor has one of the best stories in town! Just to give you a history of the area, in September of 2004 there was only a 3 month supply...In April of 2007 there was a 9.6 year absorption rate...As Cindy put it, "it was dreadful!" By November 2010 the Royal Harbor area had improved to a a 3 year supply, which still wasn't great. Presently there are only 25 homes for sale, 16 pendings and 29 closed sales in the last 12 months. This equates to approximately a 10 month supply...a remarkable comeback!
  • Vanderbilt Beach area: A year ago had a 2+ year supply of inventory, presently only an 8 month supply.
  • Golden Gate Estates: NA 22, the Logan Woods and Oaks Blvd corridor, has been "artificially depressed" due to land values and the inability to finance vacant lots, but the single family home market presented itself with a shortage of inventory by November 2010, and today there is a very healthy 9 month supply!
  • The Grey Oaks single family market is "a bit of a mystery"...In September of 2005 there was less than a 6 month supply. In October of 2011 there was nearly a 4 year supply. Currently there are 43 actives and only 14 closed sales in the past 12 months. 
The meeting ended on a high note. Predictions were made: Many neighborhoods will be back to our "last point of sanity", 2004 prices, by year's end. ~And, it is probable that values will go up 10% in the next 12 months! In any event, whether you are inclined to be optimistic or not, the facts speak volumes. Inventory is down in most neighborhoods, demand is great, interest rates are at record lows...The short sales and foreclosures are "clearing out". It's a great time to buy Naples Real Estate! Of course, as with any data, each isolated neighborhood, and types of housing in each area, should be evaluated on its own.  The Harris Peppe Team welcomes your comments and questions. The Power of Being Thankful

The power of being thankful...it's not your typical real estate blog post...
I started keeping a journal when I was a teenager, although back then it was called a diary. Having moved from New York, to New Jersey, to California, to Texas, to finally Naples, many of those 'Notes To Myself' have been lost...or buried in boxes in storage...or simply read & re-read a few times before making their way into a shredder or burning bowl ceremony, where letting go and healing was much better than hanging on...Over the years I have come to believe that Being Thankful is one of the 2 most important aspects of living a good life...[The other is forgiveness]. Being Thankful...For EVERYTHING! Good and bad. Days that run smoothly like a gentle ocean breeze: T h a n k y o u...and, Days that wipe you out like a storm trying to demolish everything in its path. T h a n k y o u. I know, no "I KNOW", that it is all for my highest and best good...even the challenges, no ESPECIALLY the challenges! I mean, seriously, have you read a newspaper lately, watched the news? Can you find dozens of things to complain about, to be sad about, to be angry about, to worry about? Oh course you can...but can you also find thousands of things for which to be grateful? I am certain you can. ~and, I am certain that once one begins to count blessings, everything in life turns around. Someone once said, "You cannot be stressed and grateful at the same time." I agree with that!
Today I keep a Gratitude Journal, and I write in it almost every morning....I began this ritual a few years ago. Today I randomly opened it up and 'thumbed' through it...I couldn't help but smile when I read some of the entries: "I am grateful for...When Chip makes the coffee, A friend stopping by unexpectedly, The Yankees in post-season, Chocolate biscottis, Finding a $10 bill in my pocket, Firefighters, Three sons who call me to just say I love you mom, Having choices, my purple scarf, The ability to see the blessing in each situation, Clean sheets, Old photographs, being able to hear music, rainbows, The books on my coffee table"...well, you get the picture. Of course, it goes without saying that we are all grateful for the obvious things in life: Our loved ones, our health, our jobs, our talents, our homes...and sometimes, even those big things are taken for granted. But, being thankful for things when they are NOT going our way...Ahhhh, now that takes a bit more work indeed. I had a little medical scare this year that turned out to be a false alarm--I didn't tell anyone but Chip. Because I try to practice being thankful for everything, as soon as I got the initial news [and took that first deep breath], I simply said, 'Thank you God for whatever you hold in store for me. I know it is for my highest and best good, and the highest and best good for all those around me, and I can't wait to see the blessing that will come of it." This simple prayer completely turned my energy around. Being grateful gave me a different perspective.
So, on this very special holiday I would like to just say Thank you. Naples Waterfront Real Estate

What's happening on the water in Naples Florida?
There is a very limited supply of new construction homes for sale in Naples Florida. Currently there are a total of 2,585 homes for sale in all 'NA' zones in Naples according to our local multiple listing system, SunshineMLS. When doing a search of the Naples MLS for single family homes presently for sale that have been completed in the year 2011 there are only 109. Interestingly enough, when I reduce that search down and request only those homes found on the water with direct gulf access [no bridges], again built in 2011; there are only TWO single homes, currently Active in the MLS, that are ready for occupancy! One is located in Port Royal listed at $8,450,000, and the other is in Royal Harbor [address links to a virtual tour and additional information and photos] located at 2178 Tarpon Road which is being offered at $2,890,000. That's it! TWO houses! If I extend that search to include homes built since 2005, using the same criteria: waterfront with direct gulf access, there are only 15 currently for sale in Naples! These range in price from the mid-$2 millions up to $14,900,000. Then, even if I recalculate and go back to homes built since 2000, there are still less than 30 homes currently for sale in Naples with direct gulf access. So, if you are looking to buy a brand new construction home on the water, and you don't want to go through the process of building, your choices are limited. The good news is, the homes which are available for immediate occupancy are exquisite.
