Earlier this month I decided to do a "Top 100 Reasons Why I Love SW Florida" blog feature---honestly, I think when I get to 100, I'll be able to do another 100! There are so many reasons to be grateful we live, work and play in this wonderful town we call 'Paradise', Naples Florida. What I am here to tell you about is what puts the REAL in real estate...those things that give our area its true value. Many are intangible, like that which I am going to post about today...

Whether you are lucky enough to have a home with a westerly view where you can enjoy the endless beauty each night, or a boat where you can cruise out to the gulf to see the setting sun...perhaps you regularly go to the beach to catch a glimpse of the greatest show on earth...or what some say is the best place in Naples, where the locals & tourists alike, walk out onto the 1,000' pier to gaze out into the beauty of the sunset every evening...endless clouds, the Gulf of Mexico...it cannot be denied: Living on or near the beach is a blessing. Amen. ~And the sunsets in Naples are amazing!

100 Reasons Why I Love Southwest Florida

So Many Restaurants, So Little Time

Reason #2 why I love SW Florida: All the fabulous restaurants! I was born in New York City...New York City has great restaurants...but, I am not afraid to say that even small town Naples rivals the Big Apple in great places to eat! I think one could go out every night of the week for a year and never hit the same place twice! In the past month,  Chip and I have gone out to eat twice, both times trying a new place we had never dined at before, and both times being completely smitten with the food, the service and the setting. I recently asked for some suggestions for our Chip's Picks, the list we have been putting together annually for the last 16 years, and several people recommended Inca's Kitchen. Located in Golden Gate City, on Collier Blvd. Quite unexpected at that location, we found a lovely environment with all the fixings of a fine dining including linen napkins and an extensive full bar. The waitress made suggestions since neither of us have ever eaten Peruvian food. Typically we go back to a restaurant 3 times before putting it on our list, but if first impressions matter, we will definitely be going back! We also tried Cibao Grille on the recommendation of a friend who is a regular. He couldn't believe we had never heard of it. It might just be one of the best kept secrets in Naples. Located in Park Shore, right off US 41 on Neapolitan Road, it was a Tuesday night in June and the place was packed! One of the best dining experiences we've had in a long time, and we can't wait to go back!





One of our favorite Naples restaurants is Ristorante Ciao. Located "off the beaten path", one block south of Fifth Avenue S. on 4th Ave., it is the place we go to for special celebrations, anniversaries and birthdays! We love the ambiance, and the calamari is the best ever! Chef and owner, Gianfranco personally greets us each time we dine there, and that is such a nice touch!

For those of you who have 'followed' me for awhile, you know that over the years I have been a much more active blogger than this past year or so...Blogging is easy when you're going through an economic downturn, but when you're busy selling, who has the time? Well, I know I've said this before, but I am really going to try to post more often. Recently someone told me I should start a Naples Photo Blog--this person didn't even know that photography is a hobby and one of my most favorite creative outlets...I am taking it into consideration as I regroup and re prioritize all my Internet marketing, social media campaigns, and blogging opportunities. The suggestion did however give me the push I needed to come up with an idea that I think will give me countless topics to write about on my Naples Real Estate blog: 100 Reasons Why I Love Southwest Florida! I take beautiful photos around Naples all the time...why not write about what I love? So today, I begin with reason #1...or perhaps it is reason #100, and I should work my way backwards? Hmmmm....no, I think I will start at #1 and progress from there. In the course of the week, I will continue to write about new listings, rental opportunities and select vendors, as well as other real estate related posts, but mixing it up with some of the things I love about Naples, along with pictures, will I hope create some new followers, an increase in engagement, and more interest in my blog. Here goes.........


Reason #1 Why I Love Southwest Florida: Loggerhead Turtles
 
 
This past weekend, Chip & I went boating south of Naples off Marco Island, near Coconut Island. The natural wildlife we saw was magnificent, but the two sea turtles that surfaced near us throughout the day left us in awe of the beauty of where we live! [click picture to enlarge]
 
 
 
There maybe more, but I know of three common Florida Sea Turtle species: The Loggerhead, the Green Turtle, and the Leatherback. The loggerhead we witnessed on Sunday had to be over 3' long! I would guess his large head was nearly a foot itself! This is the time of year when adults return to their "nesting beach" [the place of their birth] and lay eggs [approximately 100] which take about 60 days to incubate. The nests are taped off and protected, and beach goers are very aware of them and respectful. Keep in mind, these turtles have come to Florida's shores for thousands of years. The coastal habitats were theirs long before we all arrived. We can actively help in many ways to preserve nests. For one, please remember to turn off all lights along the beach after dark---when turtles hatch, they instinctively travel towards the reflection of the moonlight on the water--Many get disoriented when they see the lights coming from the condos along the beach. Also, it is very important to clean up after yourself when visiting the beach. Plastic is deadly in the turtle's world...Did you know you can 'Adopt-A-Turtle? Check out the Sea Turtle Conservancy for details.  It is hard to imagine that only one in 1,000 survives to adulthood! This makes our experience on Sunday even more awesome!

Florida Tops List of International Buyer's Destination!

In a recent article about international buyers, published in the Naples REALTOR magazine, several statistics were shared that I found interesting. Did you know that Florida accounts for nearly 25% of all international sales in the USA? Miami heads the list of destinations, with 21% of the 25%, but the Naples-Marco Island real estate market remains strong at 6.3% of the closed sales in the last 12 months. Canadians, for many reasons select Florida, and Naples is their #1 destination with 13% of Canadians purchasing in Collier County. So far year-to-date 2014 Canadians make up over 60% of our non-domestic closings followed by Germany at 12% and the U.K. at 8%.  International buyers are playing a more important role in our local real estate market and they are drawn here for a myriad of reasons. Most state the weather of course, but other factors include our culture: arts, entertainment and fine dining; as well as the value of housing.

*Presently there are 67 active condominium listings in the downtown Naples area. Of those, 24 are "Previews properties"; those listed at or above $1 million dollars. Prices currently start in the low $200's and the highest priced listed condo is being offered at $2,799,000. USD There have been 62 closed condo sales year-to-date in Old Naples. That is less than a 3 month absorption rate! Of those closed sales, 16 were listed at or above $1 million dollars. That is remarkably less than a 4 month absorption rate in this luxury price point. The luxury market is extremely robust in many of the coastal neighborhoods, but the activity is more than evident in the number of actives vs. closings in downtown Naples!

Both physical and emotional health, as well as healthy behaviors, work environment, social and community factors, financial security, and access to necessities such as food, shelter and health care came into play when determining what American cities could be deemed "happy"! *Gallup conducted 500 telephone interviews every day throughout 2013 nationwide. Guess who turned up in the Top Ten? That’s right, Naples ranks number 7 for ‘happiness’ out of all American cities! Topping the list was Provo, Utah at number one, and rounding out the top 10 is Lincoln, Nebraska. Naples was the only town in Florida to make the top 15 list! Naples Real Estate Update

The Naples Real Estate Market Continues to Heat Up
While Cold Temperatures Up North Keep Snowbirds
Flocking To South Florida This Winter!

Last week The Naples Area Board of REALTORS®, known locally as NABOR® published the most recent numbers for the month ending on January 31st, 2014. Here are some of the findings based on the data derived from our MLS for year-over-year comparisons:
 
As Reported by the Naples Area Board of REALTORS® on February 14, 2014, sales in the Naples luxury condo market soared as shown by a 70% increase in closed sales in the $2 million+ category, and an increase of 40% $1 million – $2 million category for the 12 period ending January 2014. Demand for luxury condos is strong as evidenced by a 29% reduction in inventory in the $2 million+ category and a 17% reduction in inventory in the $1 million – $2 million price range. This is according to the January 2014 Market Report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island).
Overall home sales increased by 5% from 9,273 properties sold in the 12-months ending January 2013 to 9,754 properties sold in the 12-months ending January 2014. While overall sales were up slightly, overall inventory continued to decline, down another 15% in January 2014. The overall median closed sale price saw a dramatic increase of 18% from $205,000 in the 12-months ending January 2013 to $242,000 in the 12-months ending January 2014.
Statistics compiled by NABOR® for January 2014 show pending sales, which is the best indicator as to what direction the market is moving, have increased 66% for condominiums in the $2 million+ price range. That category is outselling  all other price categories above $300,000 from 12-months ending January 2013 to 12-months ending January 2014.
Some other statistics that you might find interesting are as follows: 
  • Closed Sales in the under $300,000 category fell 4 percent from 6,153 properties in the 12-months ending 2013 to 5,900 properties in the 12-months ending 2014. I believe this is due to a drop of inventory in this price range.
  • As stated earlier in this post, overall median closed price rose 18 percent from $205,000 in the 12-months ending 2013 to $242,000 in the 12-months ending 2014.
  • Overall inventory decreased by 15 percent from 5,642 properties in January 2013 to 4,776 properties in January 2014.
  • Closed sales in the condominium market rose 9 percent from 4,679 properties in the 12-months ending 2013 to 5,100 properties in the 12-months ending 2014.
  • Inventory in the condominium market decreased by 21 percent from 3,092 units in January 2013 to 2,447 units in January 2014.
  • Median home prices in the single family market rose 23 percent from $240,000 in the 12-months ending January 2013 to $295,000 in the 12-months ending January 2014.
  • Presently there are 2,204 single family homes for sale in the Naples MLS, and 2,493 condominiums, and a total of 1,820 listings priced below $300,000.

2013 Market Report for Naples Florida

There's a lot to report when considering the real estate market in SW Florida. I will begin by taking a broad look at the market, from Naples north through Bonita Springs and Estero. We can break down the market into more specific segments in upcoming posts, but for now I want to at least get the year end results posted before the end of this month. We headed into January fully engaged in "season". Our rental agents reported that there are very little vacancies, which is a good sign for things to come. I am going to put it out there however, that I do not believe the market is going to grow at quite the same pace as it did in 2013.  There are several things effecting today's market that did not come into play during the last 'downturn'.  I will cover a few of them in this post.
 
Some interesting *facts:
  • In 2008 over 26,000 residential properties came on this market in our area, and only 8,700 properties went under contract. A total of only 6,232 actually closed in 2008. By comparison, in 2012 there were 18,630 homes and condos listed in our area, 11,041 pendings and 11,275 closings. Then, last year [2013] we saw 17,800 active residential listings come up on the market [a decrease of 18%], 16,604 under contract, and a total of 12,017 closed sales! This is the highest number of closed sales recorded since 2000!
  • Average sale price in 2008 was $500,102. --In 2013 it was $431,360, up from $380,735 in 2012, an increase of 18%!   A whopping 50.5% of all the closings were in the under $250,000 price range. 28% were in the $250,000-$500,000 range. Less than 8% of all closings last year were listed at or above $1 million. Keep in mind, last month's pendings [December] in the price range $1 million + was the highest it's been since December 2004. And although all price ranges show an increase, the under $250,000 range pendings is down 5%, mainly due to the lack of inventory in this pricing segment.  
  • Although the median and average sale prices increased year over year, the average sale price last year was still 37% below the record set in 2006 of $686,015.
  • Foreclosures and Short Sales are greatly diminished, and presently very few can be found at all in the beach corridor. Those that come on the market typically command higher than the asking price, and almost all are cash sales.
  • Interest rates continue to remain low, and the lending process is leaning more towards 30 year fixed rate mortgages, fully documented, with extensive safeguards in place protecting lenders against the fraud and no-doc loans that contributed to the last real estate crash. 
  • There are still a lot of investors in the market, and most are cash buyers looking for a good return, whether it be short term or keeping the properties in a portfolio and renting with some cash flow to offset the debt.
  • Due to the low inventory, appraisers cannot keep up with the rising prices in some areas. Supply and demand is determining an asking price in some markets rather than the traditional analysis comparing recent sales.  As an example, we just listed a home in an exclusive golf course community about $100,000 over the comparables simply because there were no other homes for sale in the community...none! The home sold above where it would appraise in less than 30 days! Of course, for cash--and the buyer is very happy!

Giving Back...

Special Gifts for Our Seniors in Naples!






A dozen or so years ago, a gentleman who used work in our office, began a gift drive that would allow folks in nursing homes to get presents when they otherwise might not even get a visitor for the holidays. It's hard to believe, with all the 'fancy' assisted living centers in Naples, that nursing homes such as these exist, but they do. What started as a gesture for a few, has now grown and has turned into several local real estate companies coming together for this enormous undertaking with over 500 gifts purchased, wrapped and delivered! Closed Sales Up...AGAIN!

Closed Home Sales Up 22% in Third Quarter for 2013


There are three key real estate market indicators that help determine how a community is performing when compared to the same time period of previous years. Those are: 1.) The number of closed sales, 2.) the amount of inventory, and 3.) the median home sale prices. ~According the The Naples Area Board of Realtors, in a report published October 17th, our local real estate market closed sale units is up 22% over the same period last year. Overall sales were 1,882 units in third quarter of 2012 compared to 2,290 units in the third quarter of 2013. Additionally, the median home price went from $190,000 in the 3rd quarter of 2012 to $235,000 in the 3rd quarter of 2013--that's a 24% increase! ~Although it is October, a time of year typically when many people begin to put their properties on the market in anticipation of the upcoming season, currently our inventory is down a remarkable 20% from 6,195 residential units to less than 5,000.  Higher demand + fewer properties has continued the upward pressure on pricing. Many sellers in the lower price points are getting discouraged if their homes or condos are not selling--I'd say they need to look to their real estate professional for counseling to determine 'why' their property isn't getting an offer--Could it be they are in direct competition with new construction? Many older homes are being directly affected by the new product coming out of the ground. In other cases, the market just hasn't caught up to their 'inflated' price, but with inventory down, many buyers will need to pay more than they would have a few years ago...The patient seller will have to weigh out the pros and cons of selling now vs. waiting to get their price...Appraisals are lagging behind, especially in the "under $300,000 price range where median home prices have increased 14% over the previous 12 months. 

Other trends identified in this report are as follows:

  • The overall average days on the market (DOM) decreased 18% in the third quarter of 2012 compared to the 3rd quarter of 2013.
  • Pending sales were up 8% year over year for that same time period.
  • Condo closed sales rose 31% third quarter 2013 compared to 3rd quarter 2012.
  • Naples coastal areas improved 14%, again comparing third quarter 2102 to 2013.
  • Overall closed sales in the $2 million+ category increased 45%, one of the largest gains noted.

Home Sweet Home

 
 
 
We completed the sale of our personal residence at 1490 Jewel Box Avenue today. Going through both the listing and sale sides of the transaction, as well as simultaneously coordinating a purchase, has made us much more aware of and sensitive to the experiences that all buyers and sellers go through during this process. I've always said, a good agent needs to list and sell their own home every few years as to not forget the emotions and obstacles the customers feel everyday. ~Right from the beginning, as we prepared our home for the market, things like having it "show ready" at all times [even when the buyer cancels minutes before the scheduled showing]...or having perfect strangers coming into our home during open houses...how about the low offers? Appraisal issues? Inspections? Then there's the painting, the packing, the change of address cards...the list goes on and on. All these things we believe have made us more empathetic to our customer's needs. 
 
I made one more visit to Jewel Box this morning---I was alone...the house was quiet and empty...but, when I closed my eyes I could hear my grandchildren's laughter---when I walked around the backyard, I remembered me and Chip getting married under the arbor...So many wonderful memories...so much to be grateful for...At the end of the day, "home" is not a place...home is the people who live there...and the people who love there...and now, we are looking forward to many years of making more memories at our new home! Selling Our Own Home

A Lesson In Empathy

Every real estate agent needs experience selling their own home, every few years, so they don't loose the empathy of what sellers go through during the course of the listing period!
 

Oyster Bay ~ Naples, Florida

Last autumn Chip & I watched the values in our neighborhood begin to rise for the first time in many years---at one point, The Royal Harbor area single family home inventory had over a 9 year absorption rate!! We considered putting our home on the market then, striking while the iron was hot, but second guessed ourselves and put our home on the market after all our holiday guests left town, decorations were down, and the 2013 season was in full swing. We kept it on the market during the peak 4 months of the Naples selling season--and like most sellers, we experienced living in a "glass house"...Beds made, dishes done, lights on, fresh flowers, music playing, windows sparkling...uh, we even buried a St. Joseph statue in the front yard...[my mom insisted!] It is actually very nice living in a 'show ready' house--makes coming home from work so enjoyable, until we get ready to cook and I freak out because, "Do you know how many times I've polished the granite this week?"...or, "I'm in the mood for fish, but but we can't have that smell in the house in case someone wants to look tomorrow morning!"  Needless to say, we are eating out more often than ever--ha ha!

I did open houses every Sunday from mid January till the end of May--I can certainly see why people hire real estate agents: A BIG reason: (in addition to the obvious), you don't have to be there to hear someone say something negative about the home you love! Of course, it is always nice hearing the good stuff--and mostly all the comments have been so favorable...I respond similarly to the same objections that all sellers react to, and when I suggest a price adjustment to Chip, I am met with very familiar resistance. All the local press keeps talking about a diminished inventory, prices going up, and I keep asking myself, "Why isn't my house selling?" I've had lengthy conversations with a colleague who is a local appraiser and she keeps telling me we are right on the money--Many real estate agents are telling me I'm under priced! [The neighbors definitely think we are]!  ~We've already purchased a condo that we are renovating, and as that project nears completion the excitement of our new place is squelched a little by the fact that we can't move in till Jewel Box sells. We go over to the new condo almost every night--it's right around the corner from our home [yes, we LOVE our neighborhood]--we watch the sunset or go to see what progress has been made. We are your typical sellers...and having our home on the market has been a reminder of what our customers go through--a good lesson that I think all agents need to experience somewhat regularly in order to keep the memory fresh in their minds when responding to a seller's demands and frustrations...

Anyway, we decided to take it off the market to do a little bit of summer traveling. It is now back in MLS---and typically this is a slow time of year, but there are a lot of buyers in town right now. There's approximately a 6 month supply of homes on the market in our community, so we are feeling very optimistic! I've got an open house this coming Sunday, and we've already had 4 showings this week!Whoo hoo!
