Naples Housing Market Remains HOT Heading Into Summer!


Naples Real Estate saw record breaking increases this season. Now, here we are, nearing the end of May, and we are still pretty busy. I had two buyer's over the weekend, both had been here during the winter...they came back to buy!  The summer promises to be just as active, as stated in the attached article from this week's press release in The Naples Daily News. Days-On-Market Average Decreasing 3. Median Home Prices Increasing.

Naples has traditionally been a seasonal market...All indicators favor strong demand over the next few months. Even our rental agents are seeing an increase in summer reservations. Beachfront Home on Gordon Drive Sells for $7.6M

The Nautilus

Naples, FL (May 15, 2013) Coldwell Banker Residential Real Estate is pleased to announce that Chip Harris & Michele Peppe of The NaplesRealEstate.com sales team located on 5th Avenue South in downtown Naples, has sold the beach front estate at 3630 Gordon Drive for $7.6 million dollars. They represented the seller in the transaction. The 8426-square-foot home is in the exclusive Port Royal Beach Estates neighborhood. The 2013 Economic Summit

I will be the first to admit that blogging has taken a back seat this season to customer service, as it should. WE HAVE BEEN BUSY!!!! As always, it is my intention to get the word out there about what is happening the in local real estate market...to talk about select vendors that we've had success with...to share rental opprtunities, news of new restaurants and fun places in town to recreate & relax...I've sat down on more than one occasion to share info about a great property, but honestly, no sooner did i begin to compose a post touting the fabulous features of a new listing when BAM! It's sold!

Our inventory in Naples has been dwindling since hitting its peak in 2008 at approximately 16,000 active listings. Todays' residential listings number less than 5,000 in the Naples MLS, and this low inventory has been one of our greatest obstacles of the 2013 season.  There's a lot more to the equation than just this, but this has indeed been our biggest challenge, as is with most of the agents we know. 

Chip and I recently attended The 2013 Economic Summit here in Naples at The Waldorf. Nearly 500 attendees were privy to the insight and opinions of some of the nation's leading economists as well as local experts. Here's a summary [I use that word loosely based on the length of this post] of what these experts shared with us that I would like to share with you. More details are available, and I hope to blog about this again in the near future...

Mayor John Sorey was first to speak.  One highlight of Mayor Sorey's speech worthy of mention is the fact that housing starts in the City of Naples for the year ending December 2011 was 80. One year later, in December 2012 housing starts in the City of Naples numbered 141! Next to the podium, John Tuscillo, Former Chief Economist to The National Association of Realtors. Mr. Tuscillo touched on many topics, but some of the highlights of his presentation are the following: He said the economy is better than is being perceived. Prices are increasing, employment is up, median home pricing has shown a 149% increase in the past 4 years nationwide--He told the audience that you can relate the real estate market to a country road, "There may be a few bumps in it, but for the most part it's pretty flat." He talked about the fact that the high percentage of cash sales could be a potential negative. Most cash activity is investor activity. Owners typically finance, do improvements and bring 'quality to the market'. Investors don't put down roots that owner occupants do--The mortgage to cash transactions need to be more balanced in order to sustain the recovery. John also spoke of the fact that Florida is doing better than the Nation as a whole, and he expects this to continue at least through the end of 2014. Overall he seemed pretty optimistic.
Next to address the crowd was the Senior Economist of Wells Fargo, Mark Vintner. He began his talk with this: "We are almost 4 years into the economic recovery yet there is still a considerable amount of uncertainty regarding sovereign debt issues in Europe, the federal budget deficit and the willingness of businesses and households to commit to major capital purchases." He believes it is the fiscal policy uncertainty in the US today that is responsible for the record low interest rates. He also shared his opinion on the importance of job creation to the recovery. Unemployment is 7.9%, but it really isn't down--there are actually fewer people actively looking for a job. Young men especially are dropping out of the job force. They lack skills to earn a decent living. The median income in the US = $50,000 and has not gone up in over 7 years! Rising stocks help bolster consumer spending at a time when real incomes have stayed the same. Other topics Mr. Vintner touched upon: The 2010 census added 3 new metropolitan areas to Florida. Florida job growth is still focused on leisure &  hospitality, health services and trades & utilities. Interestingly enough though, there are 10% less people working in Naples today than prior to the recession. One quote in particular that I liked, which I will paraphrase: 'Every decision you make equals the risk adjusted to the rate of return'...he said, think about ordering a steak vs. salmon. There are a lot of people ordering steak right now.

Next to the platform was Shelton Weeks from Florida Gulf Coast University. He reiterated Mark's primary focus of the unemployment rate being crucial to a continued recovery. He spoke about our airport: Southwest Florida International, arrivals and departures peak in February and March at 1.1 million each year. Lowest arrivals and departures are in September averaging about 350,000. March is always the #1 Tourist Tax Revenue months. In June 2012, Collier County single family home building permits peaked and he believes we will see an upward trend for the next 12 months. This has been on the rise slowly since 2010 and we saw 2007 levels reached in 2012. Collier County population projections were as follows: 2015=341,959, 2020=375,585, 2025=408,254, 2030=439,367, 2035=468,770 and 2040=497,001. Yes, we are a growing community, and I think that anyone wanting to earn a decent living and live in a beautiful area with natural beauty, good health care and excellent schools should consider getting into one of the fields addressed above, namely: health care, hospitality, construction or service related jobs. One last item...The housing market in SWFL is going through a healing process--Inflation is subdued, but expect inflationary pressures to build as US global economics pick up speed.

Popular local speaker and Naples Real Estate market expert, Cindy Carroll from Carroll & Carroll Appraisers, offered so much great information---enough to fill another 3 or 4 posts. She did however say a few things I want to repeat. Cindy began her presentation saying, "Naples is a very unique market--It's resilient when other areas are not." She spoke of the low inventories. The number of Naples MLS listings are down 14% over this same time period last year while prices are up 17%. She talked about something I cover often: A balanced market! A one year supply of inventory = a balanced market. ~Currently in Naples, across the board, we have less than a 7 month supply. You do need to be careful when using generic statistics however, because each neighborhood is specific!  High-end and low end are showing the most movement. She talked about Traditional sales vs. Short Sales and Foreclosures.  Now, 84% of our sales are traditional. 12 months ago that number was 75%. In 2011 only 62%. To give an example, there are currently 89 listings in Olde Naples, and only 1 is a short sale opportunity. Cindy gave this brief summary: "There will be continued upward pressure on property values in the resale market in price ranges of diminished inventory...The number of traditional sales will continue to increase....Short sales will be worked out with lenders as opposed to going into foreclosure...The list to sale price ratios will continue to tighten...Properly priced listings will move faster...There will be competition and multiple offers on more properties."

Just a Nice Story

Recently, my husband and business partner, Chip, went out west to help our youngest daughter with a business situation--he was gone for 10 days. During those ten days Sam and I negotiated a few sales, took a new listing, juggled both phones and both computers, and we had a few "walk-thrus" and closings. It was a busy time, but Sam & I work really well together--We are both very organized, and for the most part, although we missed Chip a lot, we managed. At one of the walk-thrus, just prior to their closing, I was meeting one of our customers for the very first time. This isn't as unusual as it sounds...as busy as we get, especially during season, there are many sales we make independent of one another...This nice story however is really worth sharing...

I clearly recall this particular Saturday, during peak season, when Chip and I were in the office just trying to catch up...we hadn't had a day off in weeks, and the snail mail and emails needed our attention. Chip had gotten up extra early that morning and did some yard work before coming into the office. Trust me, neither of us were dressed to meet a customer. We got a call from one of our sellers that someone had not shown up for a scheduled open house. After trying unsuccessfully to locate our co-worker, Chip grabbed what he was working on and headed right over. I said, "Chip, you can't sit at an open house dressed in shorts!" He said, "I'll be fine, somebody needs to be there." 

Fast forward to one of the the walk-thrus in Chip's absence. They told me that they had gone to dozens of open houses that weekend. Yes, you got it---one of them just so happened to be with Chip wearing his finest 'working in the yard' attire! On a Sunday night, after meeting real estate agents from all corners of Naples, they threw all the business cards into a pile and decided to each write down the name, on a separate piece of paper, of the agent with whom they wanted to work. They both wrote down "Chip Harris". Neither remembered that he wasn't dressed professionally. They told me that they just felt 'comfortable' with him, that he seemed to really 'understand the market', and was a 'very good listener'.

Some people place so much emphasis on appearances...clothing brands, jewelry, the kind of car you drive...Now, I'm not suggesting we all head out to open houses looking like we just walked a few miles on the beach, or show homes in an old clunker. Buyers want to work with successful agents...But, at the end of the day, most folks remember who made them feel comfortable, who knew the market, and who really listened!

The Coldwell Banker Southwest Region 2012 Annual Awards Ceremony

The Harris Peppe Team earns distinction as one of the
Top 100 in the entire state of Florida!



The Harris Peppe Team was honored at the annual awards ceremony which took place at The Ritz in Naples yesterday. Attending on behalf of the team was Michele Peppe and Gina Fischer. Chip Harris and Sam Wells were on appointments an unable to attend. Presenting the awards were Kate Rossi and Clark Toole. Clark is President of Coldwell Banker Residential Real Estate and oversees 83 offices in central and south Florida which includes approximately 5,000 agents. Kate is the Senior Vice President of the entire SE Region of Coldwell Banker which encompasses 7 states. Both Kate and Clark spoke at the awards ceremony, and both are eloquent speakers and passionate about the real estate industry. The content of Clark's speech focused mainly on statistics and the global reach of the Coldwell Banker brand. Kate touched on several things that are worth repeating, and are in line with several earlier blog posts that I have written. Kate talks with emotion about real estate...she's informative AND inspirational. One thing in particular that she said is this, "We move the world!" Those of you who know me, know that I agree with this completely. What other industry in the world is as pro-consumer as the real estate industry? There are on average 147 entities involved in every real estate transaction from start to finish. The housing market drives the economy! This is a pretty remarkable fact...just think about it and try to piece together the chain of events that occur, and the number of people and businesses that benefit when you take a home from listing to closing:

In addition to the members on The Harris Peppe Team, and the support staff at our office...we make keys, call the sign company and photographer, virtual tour company...sometimes a carpet cleaner, a window washer, pressure cleaners, a house cleaner, a painter, a landscaper, a stager...the person who draws the floor plan, the printer, the multiple advertising outlets and all their staff members...Contracts are accepted and then file gets turned over to inspection companies: pest inspectors, structural inspectors with their assistants, mold & radon inspectors, pool, A/C, docks & seawalls, roofer...A mortgage rep, a title company, attorney, secretaries...insurance agents...more support staff, underwriters, wind mitigators...not to mention homewatch service, furniture stores, movers...Then comes closing gifts, client appreciation dinners and those that cater and serve...gift certificates, thanks you notes...Is it any wonder at all why REAL ESTATE and housing is indeed the driving force behind a successful and flourishing economy?

What's Going On In The Naples Real Estate Market?

Everyday people ask, "What's going on in the Naples Real Estate market"? This isn't a 'one size fits all' question. As always, each market segment, both geographically as well as price-point has its own set of rules and trends.

Earlier today I was showing condos along the beach. When they didn't like anything I had selected for them, they let me know they'd be patient and would wait for a short sale or a foreclosure. I think she had a hard time believing me when I told her that not only are there none now, there were very few along the beach even when the market was down. "Oh, I'll wait!"  Wait?  Educating buyers is part of the buying process. What she wants is nearly impossible: "We want to be on the beach with a great view, it must have 3 bathrooms, I want a doorman, pets must be allowed, in a newer building, I don't mind changing minor things like paint and flooring as long as the building is perfect and the view is spectacular...oh yes, and it must allow rentals....and I want all this for under $1  million dollars, but less would be better....yes, and I will wait for a desperate seller."  ~We had a great rapport, and I know she is going to trust me to find her the perfect Naples Condo, but my first job is to gently guide her through the process and educate her about the Naples Real Estate market. I asked her if she'd let me find her exactly what she is looking for and show it to her without telling her the price...That usually is an eye-opener. Typically that motivates the buyer to reprioritize and/or compromise...and in some cases, they decide to go up in price. 

Today's buyers don't understand the market...many are still making low offers, putting the seller in a hostile position. It really is our job, more than ever, to educate both parties to a transaction. We have a lot of factors weighing in against our professional opinion. The internet for one, and specifically sites like zillow, often give buyers a false evaluation of a property's true value. 

Seller's on the other hand, with all the talk about low inventories and prices going up, also need to be guided and educated. If a home or condo is not getting showings, it is probably price. If a home or condo IS getting showings but no offers, it is almost always price! Any good agent is simply trying to help a customer meet their housing objectives.

Buyers AND sellers need to find a real estate professional that they like and trust. "I'm Late, I'm Late, For a Very Important Date!"


To quote a character from one of my all time favorite stories, "I'm late, I'm late, for a very important date!" This is exactly what Chip and I have been saying, all too often lately, to Customers, Friends, Family, Inspectors, Photographers...You name it, they've waited for us. I am never late, so for me, this is quite a new experience...Chip on the other hand, notoriously triple books, but somehow manages to keep everyone happy and everything running smoothly. Me, I come rushing in apologetically seeking forgiveness even if I am five minutes early! 

I had every good intention to blog regularly in the new year. Here we are, first week of February, and I find myself pressed for time to just take care of the mandatory details of running a real estate business, let alone the more enjoyable, non-essential details such as blogging! We haven't seen the phones ringing off the hook like this in years! Our website inquiries are almost unmanageable...open house traffic is way up...the activity out on Fifth Avenue is constant and the snowbirds are all happy to be here...my friends in the hospitality business say they are booked solidly....the rental agents in my office are having a banner year...sales are up...pendings are up...Life is great, be it crazy-busy and hectic, in paradise!

I'll try to post some Naples Real Estate updates later this week. Naples Florida Real Estate Increased 17%

The Naples Area Board of Realtors 2012 Annual Report



The Naples Area Board of Realtors 2012 Annual Report was recently released with some good information about sales within the greater Naples area. This report tracks and provides comparisons of both single family homes and condos sales in 2011 and 2012, and breaks them down into price ranges and location segments. Here are some of the *statistics which I found to be particularly noteworthy:

  • Overall closed sales increased 9% in 2012 over 2011. The price range between $300,000 to $500,000 saw a 20% increase. The greatest jump was in the $500,000 to $1 million category where Naples saw a 29% jump!
  • Over all inventory decreased by 13%. Sales that are pended with contingencies are still included in the inventory number. 
  • Overall median closed price increased a remarkable 17% from $175,000 in 2011 to $204,000 in 2012. 
  • The sales along the beach, Naples Coastal areas, increased 15% with over 2,000 closed sales in 2012.
  • Presently in the Naples geographic areas there are only 5,676 active listings.

We can see that 2012 was a very good year, the numbers don't lie, but I think 2013 is going to be even better! The unemployment rate in Collier County dropped below 8% to 7.8% last month. Tourism is up, and even the commercial market is seeing improvements. We are gaining momentum. I predict this is going to be a strong, sustainable recovery. Buyers this season are already saying, "I should have bought last year!"

Real Estate and the "Fiscal Cliff Bill"

Real Estate and the "Fiscal Cliff"


On January 1st, 2013 the Senate and House passed H.R. 8, legislation to avert the so called "fiscal cliff". The bill was signed by President Obama on January 2nd, 2013. The National Association of Realtors provided a summary of real estate related provisions in the bill, which I thought you would find informative.

Real Estate Extensions:

  • Mortgage Cancellation Relief is extended for one year to January 1st, 2014.
  • Deduction for Mortgage Insurance Premiums for filers making below $110,000 is extended through 2013 and retroactive to cover all of 2012.
  • Leasehold Improvements: the 15 year straight-line cost recovery for qualified leasehold improvements on commercial properties is extended through all of 2013 and retroactive to cover 2012.
  • Energy Efficiency Tax Cred: The 10% tax credit, up to $500. for homeowners for energy efficiency improvements to existing homes is extended through 2013 and also retroactive to cover 2012.
Other Provisions:
  • Capital Gains: The rate stays at 15% for those top earners of $400,000 individual and $450,000 joint return. After that any gains above those amounts will be taxed at 20%. The $250/$500K exclusion for sale of principle residence remains in place.
  • Estate Tax: The first $5 million dollars in individual estates and $10 million for family estates are now exempt from the estate tax. After that a rate of 40%, up from 35% will be in place. The exemption amounts are indexed for inflation.
  • Pease Limitations: There is a return to the "Pease" limitations on itemized deductions for high income earners. Under the agreement, the value of itemized deductions are reduced and permanently repealed for most taxpayers, but will be reinstituted for high income filers. "Pease" limitations will apply only to individuals earning more than $250,000, and joint filers earning above $300,000. Under the formula, taxpayers will lose the value of their total deductions up to a total of 20% reductions. The Pease limitations were first enacted in 1990, and named for Ohio Congressman Don Pease. The limitations were continued throughout the Clinton years then began phasing out in 2003. They were completely eliminated in 2010-2012. The reinstitution of these limits has less impact on the mortgage interest deduction than a 'hard dollar' deduction cap, a percentage deduction cap, or a reduction in the amount of mortgage interest deduction that can be claimed.

Expect The Best!


We had our annual office holiday party today. It has become a wonderful tradition at The Coldwell Banker Previews office for the support staff to lovingly prepare a splendid meal with all the trimmings for the sales agents as a way of letting us all know how much they appreciate us. I've never heard of any other real estate office that gets such royal treatment from their staff. We are very fortunate here at the Fifth Avenue office. That unprecedented team spirit starts at the top with our manager Nancy MacDonald. She is one of the best in the business. She's always willing to go the extra mile for her agents. Her dedication to the Coldwell Banker family, and what it stands for and offers, as well as her caring attitude and easy going demeanor, are some of the reasons why she has been able to recruit and retain some of the best agents in Naples. We also have the very best receptionist, the most efficient and proficient closing secretary, and the most capable and conscientious listing secretary...They are a true team! Their desire to help us make every transaction as stress free as possible for our customers shows in their work ethic each and everyday. In addition to the general office support staff, and the corporate staff which assists in our marketing and technology, I'd be remiss if I didn't include the wonderful support team that makes up both our loan department and our title company. Words scarcely describe the service that our sellers and buyers have come to know through their efforts. Questions and Answers About the Luxury Market in Naples Florida

Luxury Magazine Interview

I was recently asked questions for an upcoming luxury magazine article and thought you might be interested in a sneak peak of my answers!


What has happened with sales in the upscale market in your area in 2012?

"Luxury buyers in Naples are taking advantage of the recessionary prices and     making purchases. There was definitely a 'pent up demand'--people watched the market closely and waited for prices to level off before making buying decisions. Both investors and end users have been active in this luxury market segment."


What is happening with prices and with inventories?

"Sales in the $1 million plus category in Naples are up approximately 10% in Naples in the past 12 months compared to the prior 12 month period. Inventories are down considerably which is driving up prices. I've been calling it the 'trickle up effect' for over a year now; as we run out of inventory in the lower price points, the new listings are testing the market at higher prices and due to the diminished inventory many sellers are getting their prices!"

What types of properties and locations have been in particular demand?

"Waterfront is hot hot hot! There are few places on earth which affords the quality lifestyle offered in Naples Florida where you can actually buy a 'livable' home on the water with gulf access for under $1 million dollars. Naples most exclusive boating community, Port Royal, has an average sale price presently of just under $7 million, but residences in this neighborhood can be as high as $20 million or greater. We are also seeing a demand all along the coast, both in single family homes as well as the gulf front condominiums where beach access is a crucial buying feature. Additionally, the community downtown known as 'Olde Naples' is always popular with folks looking for a more urban lifestyle--walking distance to world class shopping & restaurants, bistros, sidewalk cafes, the live theater, beautiful parks and of course, the beach! Recently one of my colleagues here in the Naples Coldwell Banker Previews office sold a home in Olde Naples directly on the beach for $16 million! Several of the high end golf course communities, which up until recently had a huge over supply, have now seen a more balanced market and sales again are brisk."

Where your buyers are coming from?

"As always, our buyers mainly hail from the midwest, however here in Southwest Florida the New York metropolitan area recently surpassed other US feeder markets with the highest number of incoming flights. We are also seeing a lot of buyers heading over the Naples from the east coats of Florida--buyers looking for an easier pace. Interestingly enough, we have also seen some potential California buyers coming to Naples! Without question Naples is well represented by the international buyer as well. Canada tops the list, primarily the greater Toronto area, but my partners and i have sold homes this year to buyers from the U.K., Germany and Scotland. One interesting tidbit, I track our website traffic and in the past 90 days Russia has been in the top 10 countries by page views. I don't remember Russia ever being in the top 20 before this year. Also, we are seeing web traffic on our blog from both India and China!"


Any insights you might have gained about why they are buying and why they choose Naples vs. other locations?

"People buy in Naples because of the amenities: Nearly 100 private golf courses, 10 miles of pristine beaches, excellent fishing, boating and unbelievable natural resources. Naples was recently coined 'The Best Small Art Town in America'--we have a Philharmonic Orchestra, and amazing museums and galleries plus live theater and internationally acclaimed art shows and festivals. There's a gourmet restaurant if you want to go out every night of the year and you wouldn't eat at the same one twice, and our world class shopping rivals Rodeo Drive. We also have great healthcare and hospitals. Overall, an incomparable quality of life. Also, I might add that the weather in Naples, because of the gulf stream, is typically 5-10 degrees warmer in the winter than our competition---"

How does the upscale market in your area compare to other Florida markets?

"Most people look at Naples as a 'bargain'--just look at the prices in other cities and compare! Naples is a 'class act'...we cater mostly to CEOs, business owners, corporate executives and Fortune 500--There's not a lot of "celebrity" going on here. People are drawn to Naples because it's low profile. It's still a small town with big city amenities."


Regarding next year, what do you anticipate for sales and for prices? Can you comment on any underlying dynamics that will contribute to a strong market in 2013? Are there any potential wildcards that might change the direction of the market?

"There is always a chance that the fiscal uncertainty in Washington could put a wrench in our recovery. As we have seen in the past, wealthy people don't really need to buy....and they are usually very conservative, especially with second and third home purchases, which is our predominant market. On the flip side, they could take their money out of other investments and buy real estate instead. I prefer that scenario, as I have always been an optimist."

Naples Homes for sale in Golf Course Communities

Why local real estate values are not just "local" to Naples in general, but also why each community and price point has its own trends based on supply and demand:

I've been showing property to a very nice couple who are looking to be in a golf course community in the Naples area in a single family home priced somewhere between $1 million to $1.5 million dollars. Of course, there are other particulars such as the number of bedrooms, view and exposure; and mandatory features such as all living areas being on one level and that there be a private pool. Keeping all things relative, I have found about 80 homes that meet their general criteria, but then narrowed down the search when considering the homeowner's handicap and course preference, club fees, and other amenities as well as the location of the country club and proximity to I-75, the beaches and downtown Naples.  I will be able to show a total of 10-12 homes to this particular buyer. Now, the one thing that I find interesting in this exercise is this: Even though across the board it would appear that inventory is greatly diminished, there are still neighborhoods that have over a one year supply in this price range! As an example: The Vineyards Country Club currently has 12 active listings that match this criteria, however they have only had 7 closings in the past 12 month in this category. A seller in this community might read the reports in the paper or online and think they can stay firmer to their asking price as the market leans more in their favor, when in actuality there is over a one year supply on the market which still favors the buyer. When considering the broad brush of Naples in general, with approximately 80 active listings and 67 closings year-to-date that match these search parameters, that equates to just over a 1 year absorption rate. This commentary is true in many communities, however, many communities have a shortage of inventory, while others are still struggling with an over supply.

Here is a list of the "Years of Supply" currently available in some of the golf course communities in the Naples area which only includes single family homes in these neighborhoods:
  • Quail Creek currently has a 1.38 "years of supply".
  • Grey Oaks has a 1.5 "years of supply", but had over a 4 year supply just 8 months ago. Wow!
  • Quail West [Collier County only] has a 1.5 "years of supply", which is much improved from their market high in December of 2008 when they had over a 7 year supply!
  • Pelican Landing has a 7.7 month supply! They have actually had a balanced supply since July of 2010!
  • Bonita Bay currently has a 1.15 "years of supply", whereas both Copperleaf and Shadowood have less than a one year supply.
  • The Vineyards presently has a 1.1 "years of supply".
  • Pelican Bay has an 8 month supply! 
  • Collier's Reserve has a 1.2 "years of supply".
  • Imperial Golf Estates has a 5.4 month supply.
  • The Strand has a 10.5 months supply.
  • Wyndemere Country Club presently has 36 homes for sale and 12 closed sales in the past 12 months which equates to a 3 year supply.
  • Here's one that is unbelievable: Eagle Creek has had 2 single family homes close in the past 12 months, yet there are 24 homes currently on the market in MLS. It will be a long time before that comes back to a balanced supply.
  • Windstar currently has a 6 month supply of homes in their inventory!

Realogy Shares Began Trading on the NYSE Today!

Guess who rang the bell this morning at the New York Stock Exchange? That's right, the executive leadership team and members of The Realogy Board of Directors were guests this morning at the NYSE, where they commemorated the new listing by ringing the signature Opening Bell. Up until now, Realogy has been a privately owned company that provides real estate and relocation services. It owns several of the leading real estate brands and brokerages in the world including NRT LLC, Better Homes and Gardens, Century 21, The Corcoran Group, ERA, Sotheby's International Realty, and of course, the company that we are with, Coldwell Banker. Realogy operates in 103 countries and territories around the world with a sales force nearing a quarter of a million associates. 


Realogy is led by Chariman, CEO & President Richard A. Smith who is a prominent figure on the national housing scene. In Mr. Smith's latest post on the company's internal social media site, Conversations That Matter, he was quoted as saying he was 
"pleased to inform you that we have successfully completed our IPO...and have priced the 40 million shares at $27.00."  *The shares will trade under the symbol RLGY. This will make Reaolgy the 3rd largest IPO in the United States this year, and the 10th largest IPO internationally to date! In conjunction with the IPO, Realogy also unveiled a new logo [pictured above] which incorporates a distinctive 'house within a globe' icon, but keeps the same colors and similar look. Welcome to the 4th Quarter of 2012!

Naples Real Estate 3rd Quarter Update

I know I've been saying this a lot lately, but so has just about everyone else I know..."2012 is flying by!"  ~Here it is, already October 1st, and I can't believe I am doing research for the Naples Real Estate 3rd quarter sales report...oh my. There is quite a bit to report, and as always, I will try to keep it as concise as possible. One thing in particular that truly stands out as I prepare to post this blog is the lack of quality inventory in just about every market segment. Although housing [which I believe is the foundation of a healthy economy] continues to be the rare shining bright spot out there; without good, quality, saleable listings we cannot feel too good going into the upcoming selling season. That is the challenge that most of my colleagues are facing. Prices have indeed leveled out, and in many cases, especially due to the lack of inventory, they're even edging up--The 3rd quarter in many areas in Naples matched prices last seen in the 2003 season. But, if we don't have something to sell the buyers will likely go elsewhere. I am concerned. We are getting a promising sign from the closely watched S&P Case-Shiller national home price index which marked the 3rd straight month in a row with prices up in all 20 markets that they follow. Also, mortgage rates again last week fell to record levels. The 30 year fixed rate is at 3.49% from 3.55% the previous week, and the 15 year fixed is at 2.77%. Potential home buyers still have to qualify with the tighter restrictions. With nearly 75% of the closings in Naples being cash sales, the lower interest rates don't effect us as much as they do in other areas of the country, or even the state for that matter. The investors, which are still, if they can find a bargain, scooping up some of the best values; and the lower rates are helping them when they finance. I think the person who has lived in a home for a few years and can refinance now is probably best served by today's low rates.

Presently there are a total of 4,882 Active residential listings in the Naples MLS. Of those only 279 are short sales, and 210 of those are priced below $300,000. Those numbers are way down when compared to a year ago. On a side note, in all of Naples only 8 properties are short sales listed above $1 million! The Naples Luxury Housing Market is rebounding, as is seen with the number of closed sales year-to-date in this upper price point. 

Let me share with you a few facts:
  • *As of this writing there are a Total of 4,882 Active Residential Listings in Naples. However, there have been 7,021 closed sales year-to-date. This is approximately a 6 month supply. A balanced market would have a 12 month supply. This is a clear illustration of the lack of inventory we are experiencing.
  • A total of 1,941 active single family homes and 3,286 closed year-to-date.  Currently there are 500 single family homes for sale in Naples priced below $300,000. However, YTD there have been 1,923 homes sell in this price point.
  • Presently there are 3,735 Active condos in the Naples inventory, and 2,941 closed condos YTD.
  • There are 304 condos for sale listed at or above $1 million, and 226 closed YTD. Similarly, there are 521 single family homes for sale in Naples, and a total of 349 closed sales in the over $1 million range YTD.
  • There are 52 single family homes for sale in downtown Naples, referred to as NA 06 in the MLS, this encompasses Old Naples from South Golf Drive south to approximately 14th Avenue South, bordered on the west by the Gulf of Mexico, and the east by US 41. In this geographic area YTD there have been 63 Closed Sales. 20 of the 63 Closed Sales have been homes priced below $1 million. Current inventory only has 4 homes presently listed below $1 million!
  • The same scenario in the waterfront segment. When searching for single family homes for sale on the water with "direct access' [no bridges], there are presently 28 that show up in MLS in all NA areas priced below $1 million. Only 6 are in the 34102 zip code!  A total of 61 closed single family homes with direct access have closed YTD. Let me repeat that: 28 active listings, 61 closed sales YTD priced below $1 million!

Never Forget

NEVER FORGET

I just so happen to be in New York. It's my hometown. Born in the city, returning every few years to visit friends and family, I will never grow tired of seeing the skyline come into view whether arriving by plane, by boat or by car. I will never forget the first time I arrived post 9/11 and the immense sadness I felt by the void created on that fateful day. I had only been to New York a month before the atrocity against our nation. Having been to the top of The World Trade Center only once before, with my father, just month's after its completion; I wanted to experience the view from the top of the world again...I didn't get there. I do have photos from that trip, taken from the Staten Island ferry...one in particular that I framed. It sits on my desk...a day does not go by that I don't say a silent prayer for all the souls that were affected by that tragedy.

~I remember when I was a little girl. Every year on December 7th my dad would share stories with me about the attack on Pearl Harbor. It was a day in history that he would never forget. It was important for him to tell me about that day. His stories instilled deep within me a passionate love for my country. Today, December 7th comes and goes with very little fanfare. The "old timers" still remember that day vividly, but they are leaving this world, and many of our young people don't know much more about Pearl Harbor than a paragraph in their history books...Will time erase the horror we felt as a nation 11 years ago? Is it inevitable? I hope not. WE MUST NEVER FORGET

~How can we ever forget how our country pulled together and did whatever was necessary to protect ourselves and each other? The unity was unprecedented. We experienced a love for our country that possibly no other generation of Americans had ever embodied. My observation remains the same today, as had my father's when he remembered the bombing of Pearl Harbor; I am certain that the strength and innate goodness of our nation's great people will always overcome any adversity. 




~Today, I remember those who lost their lives. My prayers go out to the family and friends who continue today to endure the pain of their loss. I honor all the brave men and woman who walked into the unknown, and put their lives before the lives of others.

By the way, when I drove into New York City the other day, I was filled with an indescribable emotion...The "new" World Trade Center dominates the skyline...it is a symbol of the greatness of our nation...it is a monument to the hundreds of thousands of heroes who were born on September 11th, 2001. We will never forget.
